Do I need to hold a license to be a property manager?

No licensing is required if the business privately owns the property.  In addition, no licensing is required if the business is hired to maintain the grounds, collect rent or perform bookkeeping services but will not be showing property or negotiating leases. 

According to the Connecticut Department of Consumer Protection, if a business or individual is hired to perform association management services for a community association, the individual or business (required to be registered if engaging as a legal entity) AND ALL EMPLOYEES engaging in association management services must first obtain a community association management services registration.  A separate registration is required by each individual as well as any legal entity.

In addition, if the business is hired to show apartments/condos, conducts leases and performs other real estate activities, the business must obtain a real estate brokers license and employees of the business must obtain a real estate sales person's license
